FHA will give you the least amount of trouble. No Appraisal is necessary. For Owner Occupants the down payment is 3% of Gross Sales Price and Investors it is 15% Down Payment FHA Mortgage Insurance is 2.25% added to loan with an additional half % of loan amount divided by 12 added to payment. What about Conventional or VA? Here is the potential problem. The lender would require an appraisal specifically for that loan program. If appraisal came in lower you would still be expected to purchase at accepted price. If you didn't follow through with the sale you would lose your earnest money. If the appraisal required repair prior to closing HUD will not fix nor would they allow YOU to have fixed prior to dosing. If that were to happen and you could not follow through on the sale you would lose your earnest money.

Whatever is there passes with the sale. HUD makes no warranty or guarantee that appliances work. Water Softener was found to have been freeze damaged. Contractor then disconnected the water softener.
